An inherited house, a lowball offer, and a contract that would have been sold

The family inherited a house full of belongings and years of deferred maintenance. Other buyers came in low, and one contract would have let the buyer sell it to another investor. We made a higher offer, closed ourselves, and they didn't have to clear out a thing.

A seller who had already moved on

He'd already moved out of the house where he raised his family, and cleaning it out to list wasn't something he had the time or energy for. He had three offers. Ours was $10,000 higher than the next one, with no inspection contingency. Before closing, a problem with the well came up. We closed at the same price, because that's what we agreed to.

A private sale after an inspection missed too much
